BMC Appeals to All Mumbai Property Owners
Once registered online, taxpayers will receive bills and updates via SMS or email
To simplify the property tax payment process and ensure wider access to digital services, the Brihanmumbai Municipal Corporation (BMC) has launched several online facilities for property owners in Mumbai. To avail these services, BMC urges all property owners to complete the ‘Know Your Customer’ (KYC) process by visiting the portal at: https://ptaxportal.mcgm.gov.in
As per the directives of Municipal Commissioner and Administrator Mr. Bhushan Gagrani, and under the guidance of Additional Municipal Commissioner (City) Dr. (Mrs.) Ashwini Joshi, the KYC campaign is being implemented by the Assessment and Collection Department, led by Deputy Municipal Commissioner Mr. Vishwas Shankarwar and Superintendent of Taxes Mr. Gajanan Bellale.
Property tax is a major source of revenue for the BMC. Each year, the Assessment and Collection Department assesses and issues tax bills for over 1 million properties across Mumbai. For FY 2025–26, bills are set to be issued to more than 10 lakh property owners. So far, around 4 lakh property holders have successfully updated their KYC details online, which enables them to receive SMS/email notifications regarding their property tax obligations.
The remaining property owners are requested to visit the above portal and complete the KYC process. To do so, owners must input details such as property account number, name, mobile number, email address, and role (e.g., Owner/Secretary/Chairman/Accountant/Others). Additionally, they are required to upload scanned copies of documents such as share certificates, gas/electricity/telephone bills, and a letter on the housing society’s official letterhead.
Upon completing the KYC, users will gain access to various online services including:
- Online payment of tax bills
- Download of ‘No Dues’ certificate (if applicable)
- Viewing of payment receipts
- Online application for change of ownership
- Property ledger and annexure reports
- Outstanding dues reports and acknowledgment slips
Moreover, tax-related notifications and PDF copies of bills will be sent via email as soon as they are generated.
